Designed and delivered entirely in-house, the new 900 m2 INC KSA office marks a defining moment for the business. Having outgrown its previous single-unit space, INC KSA, now the largest team within the wider INC Group, has expanded to occupy an entire floor. After years of focusing outward on client environments, this project brings that same level of attention back to its own people.

The design is anchored by the concept of “Echo”, a simple but layered idea that considers how conversations, decisions and movement leave a lasting imprint on a space. It’s also reflective of INC’s role: taking an initial idea and shaping it into something tangible, with each stage adding depth, buildability and meaning.

This is most evident in the planning. The office is organised into public, semi-private and private zones, with a layout that flows rather than dictates. Spaces expand and contract as you move through them, creating a natural rhythm across the floorplate. Collaborative areas, quiet work zones and shared moments are connected in a way that feels intuitive, allowing the space to adapt to the day as it unfolds.

Materiality reinforces this without overstating it. Layered textures and finishes subtly reference ripple patterns, while glass and reflective surfaces introduce lightness and depth. Softer, organic lines appear through joinery and ceiling details, balancing the structure of the space and adding a sense of movement. A restrained, natural palette grounds everything, creating an environment that feels calm and considered.

Furniture plays a central role in bringing the concept to life. Developed by INC’s in-house furniture team in collaboration with manufacturing partners, the package was designed to sit seamlessly within the wider narrative of “Echo”. Many pieces were customised specifically for the project, ensuring alignment not only in aesthetic, but also in performance and user experience. The execution explored innovative approaches to basic materials, allowing the team to experiment with how a single material can be reformed in multiple ways, unlocking so many possibilities. 

Across the office, bespoke elements include soft seating, task and meeting chairs, and a series of tailored meeting tables, alongside fully customised height-adjustable executive desks that reflect a high level of craftsmanship across both joinery and furniture. Materiality was approached with the same level of intent, finishes, textures and colour palettes were carefully tested and refined to support the design language while ensuring durability and longevity. The result is a collection that feels cohesive, considered and distinctly INC, reinforcing the firm’s ability to deliver highly tailored, end-to-end solutions.

Lighting is approached with a similar sensitivity. Linear fixtures trace gentle patterns overhead, while shifts in brightness define zones without the need for hard boundaries. In communal areas, feature lighting introduces moments of emphasis, subtle markers within the overall rhythm of the space.

Underlying the design is a considered approach to balance and flow, informed by Feng Shui principles. Circulation is clear and uninterrupted, and spaces are positioned to align with their function. Natural materials and carefully placed reflective elements help maintain a sense of openness and ease throughout.

Sustainability is addressed in practical, everyday ways. Motion sensors help reduce energy consumption, while reusable glass bottles and mugs encourage more conscious habits. The team also continues its recycling partnership with Tadweer, reinforcing a longer-term commitment to responsible practice.

Awarded ‘Fit-Out Firm of the Year’ at the 2025 Design Middle East Saudi Awards, the project continues to demonstrate the strength of clear thinking and disciplined execution.

Ultimately, the space is less about statement and more about experience. The idea of “Echo” isn’t imposed, it’s felt, in the movement through the office, in the layering of spaces, and in the way the environment responds to the people within it. Echo resonates in each decision, a quiet reverberation reshaping what follows. From within, INC listens, questioning its own voice, allowing it to soften, to gather, and to reform into its most considered expression, where it becomes the voice of the end user. 

Boardroom

In the Boardroom, a concave geometry was introduced to enhance acoustic performance, allowing sound to travel smoothly along a curved surface and improving overall clarity within the space.

The primary challenge was achieving a continuous 3.2-meter-wide element without any visible joints. To address this, an innovative approach was developed using PET felt, a simple material, transformed into an organic form derived from an initially rectilinear panel.

The fabrication process followed a methodology inspired by 3D printing. Individual components were precisely cut and then assembled into a unified structure. Each panel was segmented using V-grooves and adhered piece by piece to create the full length. 

The system was constructed from three main sections, with each section comprising approximately 44 smaller pieces, resulting in around 132 pieces per full-length element.

Across the room, a total of seven such elements were installed, bringing the total number of individual acoustic components used in this room only to approximately 924.

The ceiling acoustic panels are arranged in a continuous, linear pattern across the length of the boardroom, positioned directly above the main meeting table where speech activity is highest. This placement helps absorb sound reflections and reduce echo, ensuring clearer communication between participants. By aligning the panels with the room’s geometry and integrating them with the lighting, the design not only improves speech intelligibility but also creates a calm, comfortable environment that supports focused discussions and minimizes noise distractions.

Wall Acoustics

The acoustical wall panels are thoughtfully integrated across the space, as seen in the images, where they are applied as vertical ribbed features, sculptural textured surfaces, and soft fabric finishes. They are positioned behind seating areas, within meeting niches, and along circulation walls to absorb sound where conversations and activity are most concentrated. This placement helps reduce echo and enhances speech clarity, creating a more comfortable and private environment.

The panels were also carefully customised to create an innovative approach to acoustics and design. In some instances, raw hems were intentionally left exposed with paint applied behind them to accentuate the flowing curves of the forms. In other areas, varying panel thicknesses and patterns were used to compose artwork-like features within enclosed offices, with integrated shelving elements crafted from simple, honest materials.

At the same time, the panels act as key design elements, introducing rhythm through linear patterns, warmth through earthy tones, and depth through three-dimensional forms, making the walls visually engaging while maintaining a calm, refined atmosphere.

Arcade Ceiling

The ceiling design is inspired by soft, organic forms that resemble overlapping petals or flowing fabric, creating a sense of movement and continuity across the space. The curved, modular panels are arranged in a rhythmic pattern that feels both structured and fluid, echoing natural geometries while maintaining a refined, contemporary look. This sculptural approach softens the ceiling plane, breaking away from flat surfaces and introducing depth and visual interest. At the same time, the gentle curves help diffuse sound and light, enhancing both the acoustic performance and the overall ambience of the space.

Barrel Vaults

The intent of this design was to create a sculptural element that echoes the timeless architectural form of barrel vaults, a feature that has been present in architecture for centuries. This acoustic installation was thoughtfully customized in sections to align with the length of our workstations, ensuring both visual continuity and functional performance. Integrated lighting is seamlessly incorporated within the structure, helping to softly distribute light from one station to another while preventing light trespass and minimizing glare, enhancing overall visual comfort and the spatial experience.

INC KSA’s office expansion is a live demonstration of its ability to deliver highly tailored, end-to-end workplace environments. Designed and built entirely in-house, the project showcases the studio’s strength in translating concept into craft, balancing innovation with performance, and creating spaces that truly support how people work.

When value engineering is done in isolation, without input from quality and technical teams, the risk of rework, defects, and reputational damage increases significantly.

Case in Point: One Offices, One Za’abeel 

A longstanding client of INC, One Za’abeel, approached us to deliver the fast-track fit-out of the business centre in their iconic development. Across two floors, the project included a feature staircase, which required slab-cutting, tensioning and strengthening before the structure could be fabricated on site.

Our involvement began at the Schematic Design stage, briefed to partner with the Lead Design Consultant, to maintain the Hospitality level look, feel and quality, whilst undertaking a significant value engineering exercise to align with the client budget and timeline expectations. 

Through numerous workshops and close collaboration, a 20% cost saving was achieved, whilst the construction timeline was reduced by 50%. 

With quality uncompromised, the INC teams effort was recognised achieving “Office Fit-Out Project of the Year” at the 2025 Workspace Awards

Regulatory Reforms Are Opening the Legal Market to the World

The catalyst for this influx lies in Saudi Arabia’s landmark reforms, especially the new Investment Law, which took effect this year. Designed to attract foreign direct investment, the law introduces enhanced protections for international investors, simplified remittance processes, and significant tax incentives. According to MEED (May 2025), these changes are core to the Kingdom’s strategy of achieving $100 billion in annual Foreign Direct Investment by 2030, a bold target, but one that is already reducing its reliance on oil through diversification.

As Tariq Sheikh, Partner at Klyse Advisory, noted in a recent piece on LinkedIn (2025), 

“The global legal market is undergoing a seismic shift in focus. Where Greater China once dominated the expansion strategies of major international law firms, the Middle East, particularly Saudi Arabia, now stands out as the new epicentre of growth.” INC are seeing this play out in real time.

Another key driver is Saudi Arabia’s Regional Headquarters Programme, which mandates that international companies must have established their regional HQ in the Kingdom by 2024 to be eligible for government contracts. For law firms with public sector clients or ambitions to expand into advisory and regulatory work, this shift has moved market entry from a strategic option to a business necessity.

Riyadh’s Office Market: Competitive, Compressed, and Strategic

The rise in legal activity coincides with skyrocketing demand for high-quality office space. Riyadh’s Grade A market remains consistent, with 98% occupancy since Q4 2024. Rents maintained an upward trend, increasing by 12% year-on-year. Key districts such as Zone A and Zone C recorded annual rental growth of 16%, reflecting elevated interest and limited supply in high-performing areas, according to the Savills Riyadh Office Market Report Q1 2025.

This is further backed by JLL’s Q1 report “Riyadh’s city-wide vacancy rate reached a low of 1.3% in Q1 2025, indicating an extremely tight market. This scarcity of available space is driving intense competition among tenants, particularly for prime locations”.

Interestingly in Q1, around 70% of enquiries were for office spaces under 1,000 m2. This reflects the legal sector’s preference for compact, high-impact environments that balance flexibility and efficiency. It also reflects the pressure, securing the right space, in the right tower, at the right time.

But when Health and Safety considerations are embedded into the early stages of design, they inform better decisions, such as integrating discreet, load-bearing access walkways into ceiling zones or specifying low-maintenance finishes, that are efficient, compliant, and ultimately more human-centric.

The concourse connects multiple high-traffic areas within One Za’abeel, including an office lobby, a hotel lobby, nightlife and F&B entrances. The challenge lay in harmonising these distinct environments while upholding the building’s high standards of design and functionality.

Design Challenges and Solutions

One of the defining characteristics of the project was its multifunctional nature. The concourse serves as a central connector, accommodating a variety of functions and activities. Several key challenges were addressed throughout the design and construction process:

• The concourse needed to reflect different identities while maintaining a seamless transition between areas.
• The design strategy involved using subtle yet effective design elements to delineate each space while ensuring visual continuity.

2. Addressing Structural and Lighting Constraints

• The space featured high ceilings but lacked natural light, requiring innovative lighting solutions.
• A combination of ambient, accent, and decorative lighting was integrated to create a warm and inviting atmosphere.

3. Working Within a Tight Programme

• Completing a high-end design and build project within three months required meticulous planning and execution.
